Are All Damp and Mould Certification Schemes the Same?

In recent years, a number of organisations have begun promoting damp and mould certification or competency schemes, claiming to demonstrate the competence of inspectors.

But an important question must be asked:

Are all damp and mould certifications the same, or are some better than others?

Anyone considering joining a certification scheme—or commissioning inspections from members of one—should ask whether it meets robust professional standards.

This article outlines a framework for evaluating damp and mould certification schemes, and explains why some approaches offer a more reliable measure of competence for both professionals and those commissioning their work.

A 10-Point Framework for Evaluating Damp and Mould Certification

A credible damp and mould certification scheme should satisfy the following criteria.

1. Rigorous

The certification must be demanding and meet high and appropriate professional standards, ensuring that those joining the scheme have demonstrated real knowledge and capability in dealing with damp, condensation and mould.

A robust damp and mould certification scheme needs to require the use of all necessary equipment. This is to understand the causes of problems – it is building pathology and not a quick fix.

2. Comprehensive

The certification should cover all necessary areas of moisture diagnosis in depth, including condensation risk, ventilation performance, thermal bridging, and building fabric behaviour.

3. Credible

The scheme should demonstrate trustworthiness and recognised validity within the built environment and housing sectors.

4. Authoritative

The certification should be based on authoritative knowledge frameworks, such as BS 5250:2021 – Management of Moisture in Buildings.

5. Validated

The knowledge base supporting the certification should have been independently validated, for example through an Ofqual-regulated government-approved qualification.

6. Accredited

The scheme should have official recognition or oversight from a credible external body, particularly one known for compliance and quality assurance.

7. Standardised

The methodology used within the certification scheme should follow recognised and consistent criteria for analysing moisture problems, such as those established in BS 5250:2021.

8. Competence-Based

The certification should emphasise demonstrating real ability, supported by holding a relevant qualification in damp, mould and condensation.

9. Evidence-Based

The approach should be grounded in evidence-based decision making, drawing on building pathology principles, including:

  • building forensics
  • building physics
  • building diagnostics

10. Stringent

Entry requirements should include recognised Ofqual-regulated qualifications, with members of the scheme expected to undertake ongoing CPD and be subject to monitoring and auditing.

Why Knowledge Matters for Damp and Mould Certification

Anyone undertaking damp and mould inspections must have a sound knowledge base.

One of the most reliable ways to demonstrate this is to hold a recognised Ofqual-regulated, government-approved qualification.

This ensures inspectors understand key principles such as:

  • Ventilation performance
