Why Are UK Houses So Mouldy? Understanding Damp, Mould and Condensation

Mould is a persistent issue in UK houses and flats, shaped largely by decades of alteration, retrofit and modernisation. According to the UK Health Security Agency, around 3–4% of English homes have significant damp and/or mould.

How Common Is Mould in UK Homes?

While the exact figures vary depending on how damp and mould are measured, the trend is consistent: mould is not a rare or isolated problem. It is increasingly recognised as a national housing issue, driven by building condition, ventilation, and the way homes have been upgraded and maintained.

Why is Mould Such a Problem in the UK?

Many of the factors that make UK homes so prone to mould are not new, but the problem has become far more widespread as the way we ventilate homes has changed.

In the 1980s, when our Director of Studies, Professor John Edwards, first started dealing with damp and mould professionally, he noticed a clear increase in mould growth linked to common “modernisation” works.

The Loss of Passive Ventilation

Older windows, which were not draught-proofed, were increasingly replaced with sealed uPVC units. Around the same time, open fireplaces and chimneys were removed, and open flues were often capped or reduced to a small vent.

In effect, reliable passive ventilation was replaced by systems that relied on mechanical extraction and occupant behaviour.

Instead of a constant background air change, homes came to rely on occupants using extract fans correctly, leaving trickle vents open, and using night latches, behaviours that are rarely consistent enough to control humidity effectively.

The result was predictable: reduced ventilation led to higher indoor humidity, increasing the risk of condensation and creating conditions in which mould growth became far more likely.

Alterations to Older Buildings: Lime vs Cement

Ventilation is only part of the story. In older properties, internal lime plaster has often been replaced with cement-based plasters.

Cement plasters can reduce internal surface temperatures, increasing the likelihood of high surface relative humidity. Without adequate ventilation, this creates ideal conditions for mould growth.

In other words, material changes intended as improvements can inadvertently increase the risk of mould growth.

Retrofit, Insulation and Thermal Bridging

The risk is further exacerbated when buildings are retrofitted without sufficient consideration of moisture dynamics.

Poor selection of insulation systems, inappropriate materials applied to walls, and weak detailing can introduce thermal bridges. These cold spots allow condensation to form even when rooms feel warm.

As a result, mould often appears in specific locations, such as corners, junctions, and reveals, rather than being evenly distributed across a wall.

Cavity Wall Construction and Bridging

Cavity wall construction can also contribute to mould problems when workmanship or design is inadequate.

Mortar droppings left in cavities can create bridging, allowing unintended moisture transfer. Similarly, cavity wall insulation installed in poorly constructed cavities, or in areas of severe or very severe weather exposure, can increase the likelihood of moisture problems and create thermal anomalies.

These defects may not be immediately visible, but they can significantly increase the risk of mould over time.

Investigation Before Intervention

Solving major mould outbreaks requires more than cleaning affected surfaces or advising occupants to “open windows.”

Effective solutions depend on a structured investigation and diagnosis, so that remedial works target the source of moisture rather than visible growth alone. The same principle applies to improvement work: building upgrades should be based on analyses that reduce mould risk, not on changes that unintentionally create it.

Does Opening Windows Reduce Damp?

Opening windows for 10 minutes in the morning will purge high levels of moisture from the indoor air and replace it with fresh air from outside with lower moisture content.

When analysing mould, damp and condensation, we measure absolute humidity levels. Nearly always, we find that absolute humility levels are higher inside a building than outside.

Does Heating Prevent Mould?

Heating can help by increasing surface temperatures and reducing the risk of condensation. However, heating without adequate ventilation may simply warm humid air, keeping moisture levels high. Mould risk depends on the relationship between surface temperature, humidity and ventilation, not on heating alone.

Why Proper Mould Investigation Leads to Solutions

Mould in UK homes reflects long-term changes in ventilation, materials and retrofit practice. Surface cleaning may provide temporary relief, but lasting solutions require proper investigation. Remedial works must address the underlying causes of moisture, condensation, and low surface temperatures, rather than simply the visible symptoms.
